Property Valuation Review Process

Initial Assessment
Wyoming Statute 39-13-103 directs that all property will be listed, valued and assessed as of January 1 of each year. Assessment schedules must be mailed to all property owners on or before the fourth Monday of April.
The 2024 Notice of Assessments will be mailed April 18, 2024. The deadline to request a review and make initial contact with the Assessor is May 17, 2024 at 5:00 pm.
Review Process
- If a property owner would like a review of their assessed valuation, the request must be made in person at the Assessor's office. If the property owner is unable to visit the office during regular business hours, please call the office at 307-235-9444.
- At the time of initial contact, the Property Profile is reviewed and property characteristic information is checked for accuracy. This includes square footage, construction, finished area, out buildings, etc. If there is significant damage to the building, it should be disclosed by the property owner at this time.
- If a field inspection has not been conducted within the prior 2 years, the Field Appraisers will conduct a physical inspection of the property.
- Upon completion of the review, the property owner will receive either:
- A Notice of Determination reflecting updated fair value and estimated 2024 tax.
- A letter of No Change, advising the property owner of their option to continue with the an appeal.
- Instructions on how to proceed will be included with both notices. Please keep in mind, entering into the appeal phase requires an exchange of evidence and an Administrative Hearing which is a legal proceeding.
Reviews and Appeals will not be accepted via email.
